Bell Fields Apartments — Management Policies & Guest Agreement
This document serves as a legally binding agreement between the guest(s) and Bell Fields Apartments hereinafter referred to as “Management.”
By accepting these terms, the guest(s) acknowledge that they fully understand and accept all conditions outlined below.
1. Check-Out Policy and Right to Vacate Premises
- Standard check-out time is 12:00 PM (noon) on the scheduled day of departure.
- Guests who fail to check out by this time without prior authorization will be subject to the following:
- Management reserves the right to remove all belongings from the premises.
- Items will be placed in temporary storage for up to 24 hours. If unclaimed, the guest forfeits ownership.
- Bell Fields Apartments is not liable for any damage, loss, or misplacement of guest property during this process.
2. Damage to Property and Caution Fee
- Guests are required to pay a caution/damage fee before check-in.
- Any damage to furniture, appliances, fittings, or property—whether accidental or intentional—will be deducted from the caution fee.
- If the value of damages exceeds the caution fee, the guest will be billed accordingly.
- In the event of any damage, caution fees become non-refundable.
3. Prohibited Substances and Illegal Activity
The use, possession, or distribution of marijuana, illicit drugs, controlled substances, or any banned materials is strictly prohibited.
Engaging in any illegal activity will result in:
- Immediate eviction without refund.
- Forfeiture of caution fee.
- Police notification and legal action.
- Additional charges for deep cleaning, odor removal, or damage.
4. Further Charges and Legal Action
Guests who violate any terms outlined in this agreement may be subject to further financial penalties, legal prosecution,
and permanent blacklist from future stays at Bell Fields Apartments or any affiliated properties.
5. Additional Guest Rules and Terms
a. No Smoking Policy
- Smoking (including cigarettes, marijuana, shisha, and e-cigarettes) is strictly prohibited inside the apartment.
- Violations will result in deep-cleaning charges and potential forfeiture of caution fee.
b. No Pets Policy
- Pets are not allowed unless approved in writing by Management.
- Unauthorized pets will result in a ₦50,000 fine and possible eviction.
c. Quiet Hours
- Quiet hours are from 10:00 PM to 7:00 AM.
- Loud music, shouting, or disturbances will attract warnings, fines, or eviction.
d. Occupancy Limit
- Exceeding maximum occupancy without approval results in a ₦30,000 penalty per extra person.
e. No Parties or Events
- Parties, gatherings, or commercial activity are not allowed without written permission.
- Violations result in immediate eviction and full loss of caution fee.
f. Guest Identification
- All guests must present a valid government-issued ID at check-in.
- Entry may be denied without valid ID.
6. Acknowledgment and Agreement
By reading and accepting the terms outilined above,
the guest acknowledges and agrees to be legally bound by this policy.
- This acknowlegement signifies that the guests understand and accepts full responsibility for their actions and those of any persons they allow into the apartment.
- This agreement remains enforceable under the laws of the Fedreral Republic of Nigeria.
